Where Gilbert sits

Gilbert is the middle of the southeast Valley: Mesa to the north, Chandler to the west, Queen Creek to the southeast. The Loop 202 Santan runs across the south side, US-60 runs along the north edge, and Gilbert Road, Val Vista, Higley and Power are the north-south streets you will use. The Heritage District downtown, around Gilbert Road and the water tower, is where most people go for dinner. The Riparian Preserve at Water Ranch, Freestone Park and Gilbert Regional Park are the big outdoor spaces, and SanTan Village is the shopping center at the 202 and Williams Field.

Older Gilbert and newer Gilbert

The town grew south over time, so the north side near US-60 has more homes from the 1980s and 1990s on larger lots, and the south side, from Val Vista Lakes down through Power Ranch, Seville, Adora Trails and Morrison Ranch, has newer construction and more HOAs. Neither is better. It changes what you inspect: roofs, plumbing and electrical panels on the older homes, HOA rules and builder warranties on the newer ones. Gilbert property taxes explained

Gilbert is entirely in Maricopa County. The Maricopa County Assessor sets the limited property value, which is the number your tax is calculated on and is usually well below what you paid, and the County Treasurer bills it in two halves each year. Rates change by school district and by any special districts on the parcel. We pull the current bill for any house before you write, so the number in your monthly budget is the real one.

Moving to Gilbert, AZ

The setup list is short. SRP is the electric utility for most of Gilbert, the Town of Gilbert provides water and trash, and gas, where a house has it, is Southwest Gas. Gilbert is inside the Phoenix emissions testing area, so out-of-state cars get tested when you register them at the MVD. Two hospitals anchor the town: Banner Gateway at the 202 and Higley, and Dignity Health Mercy Gilbert at Val Vista and the 202. Queen Creek vs Gilbert for buyers

We get this question every week, and the honest answer is that it comes down to commute and house age. Gilbert is closer to the freeways and to the center of the Valley, and the resale stock runs older with more established landscaping. Queen Creek is farther out, newer, and still building, with more new-construction choice and generally more house for the money. Drive both at your commute hour, tour a house in each, and the answer usually becomes obvious. We sell and manage in both, so we have no reason to steer you.
