Where Queen Creek sits
Queen Creek is the southeast corner of the Valley. The town straddles the Maricopa and Pinal county line, with the San Tan Mountains to the south and Gilbert and Mesa to the north and west. Ellsworth Road, Ironwood Drive and Queen Creek Road are the streets you will hear most. Landmarks people use for directions: Queen Creek Marketplace, the Olive Mill, Schnepf Farms and Horseshoe Park.

Queen Creek to Phoenix commute time
Most of Queen Creek reaches the Loop 202 Santan Freeway through Ellsworth, Power or Higley, then heads west toward Chandler, Tempe and Phoenix. The SR-24 Gateway Freeway now runs east from the 202 past Ellsworth toward Ironwood, which took a lot of pressure off the surface streets on the east side of town. Sky Harbor is the 202 west to the 143 north. Drive times swing a lot by hour, so drive your commute at your real leave time before writing an offer.
Queen Creek property taxes explained
Arizona property tax is billed by the county, not the town, and Queen Creek homes fall in either Maricopa County or Pinal County depending on the parcel. The bill is based on the limited property value the county assessor sets, not the sale price, and rates differ between the two counties and between school districts. Check which county the parcel sits in and whether a special district adds to the bill. We pull the current bill for any house before you make an offer.
What is being built in Queen Creek
Queen Creek is still growing, and a lot of the new construction is on the east and south sides of town, out toward Ironwood, Signal Butte and the San Tan foothills. That matters two ways. If you are buying resale, know what is planned on the empty land nearby, because a view can become a rooftop. If you are buying new, the builder's contract and the incentives on a spec home work differently from a resale, and having your own licensed agent costs you nothing. We read the town's development plans before we show a house near open land.
Queen Creek HOA rules: what to know
Most Queen Creek subdivisions built since the 1990s have an HOA. Before you close, you get the CC&Rs and the current rules, and you should read them for the things that bite: parking, RV and trailer storage, exterior paint colors, front yard landscaping, and rental restrictions if you plan to lease the house later. The practical list: SRP is the electric utility for most of town, Town of Queen Creek handles water and trash for many addresses, and the newer east side may have a different water provider, so confirm the parcel. Check with ADOT MVD whether your address falls in the Phoenix emissions test area before you register a car. Summers are hot, so ask about the age of the AC and the roof on every house you tour.
