What San Tan Valley is, and is not

San Tan Valley is not a city or a town. It is an unincorporated part of Pinal County that sits south and east of Queen Creek, wrapped around the San Tan Mountains. That one fact explains a lot: there is no town council, zoning and permits run through Pinal County, law enforcement is the Pinal County Sheriff, and services that a town would normally bundle come from separate providers. Hunt Highway is the spine, with Gantzel Road, Ironwood Drive and Combs Road as the main cross streets. Communities you will see on listings include Johnson Ranch, San Tan Heights, Pecan Creek, Circle Cross Ranch, Copper Basin, Skyline Ranch and Morning Sun Farms.

San Tan Valley to Phoenix commute

Almost every commute west starts on Hunt Highway or Gantzel, connects to Ironwood or Ellsworth, and picks up the SR-24 Gateway Freeway or the Loop 202 in Queen Creek and Mesa. The 24 extension moved a lot of that traffic off the surface streets, but the stretch of Hunt Highway between Gantzel and Ellsworth still backs up in the morning. Drive it at your real leave time before you buy. The Phoenix-Mesa Gateway Airport is the close airport; Sky Harbor is the 202 west to the 143.

San Tan Valley property taxes explained

Every San Tan Valley parcel is in Pinal County, so the Pinal County Assessor sets the limited property value and the Pinal County Treasurer sends the bill. Tax rates vary by school district, and some subdivisions sit inside a community facilities district or fire district that adds a line to the bill. Water, utilities and the things to check

Utilities are the detail that surprises people moving in. Water in most of San Tan Valley comes from EPCOR, which took over the old Johnson Utilities system, and electric is SRP for most addresses. Trash is contracted by the HOA or by the homeowner. Some older county parcels are on septic and private wells rather than a water company. None of this is a problem, it just needs to be on your list, and your licensed agent should know the answer for the specific house.

San Tan Valley new construction communities

New homes are still going up along Hunt Highway and out toward the Gantzel and Combs corridors, and a lot of the resale inventory is less than fifteen years old. If you are buying new, remember that the builder's sales office works for the builder. Bringing your own licensed agent on the first visit costs you nothing and gets you someone reading the contract for you.
